There are various ways to purchase.
Using a Thai Nominee
You can nominate a Thai to own the land. Obivously you would have established a trusting relationship with this Thai, as they would have every right to disappear and you would have no comeback.
Forming a Thai company that can own the land
This has always been the traditional method. However, this process has come under recent scrutiny in the press, as the government are in discussions about changing the law.
As it currently stands, you can get a solicitor to set you up a Thai company with their own Thai shareholders, where you are the majority shareholder of the land. This way, you own 49% or more of the shares and therefore what you say goes!
Leasehold purchase
This is a very beneficial way to purchase property in Thailand. Although this is normally set to 30 years,
your tenure is secure and it is also renewable.
